2025 Airbnb Portfolio Wrapped: A Landmark Year for Niven Homes

2025 marked a pivotal chapter for Niven Homes.

With significant growth across our short-stay division, the launch of multiple luxury apartments, and the expansion of our operations and development capabilities, this year laid the foundation for the next stage of our company’s evolution.

As we close out the year — fully booked across all properties — we are pleased to share our own “Wrapped”: a detailed summary of how our Airbnb portfolio performed and what lies ahead for 2026.


Our 2025 Short-Stay Portfolio

Each property in our 2025 collection underwent a full renovation and design upgrade before launch. Although launched partway through the year, each delivered strong performance across the board.

La Quinta – Two-Bedroom Luxury Apartment

Located in La Quinta Golf Valley, this apartment features mountain views, a spacious outdoor terrace and premium contemporary finishes. Launched in early summer, it quickly became a top-performing unit in the portfolio.

Mirador del Rodeo – Ground Floor Apartment

Situated close to Puerto Banús and Real Padel Club, this ground-floor apartment offers modern interiors, upgraded amenities and a focus on outdoor living. The renovation enhanced both layout and guest experience.

A bright, spacious penthouse offering an expansive terrace, upgraded design elements and elevated views. Consistently strong occupancy and guest satisfaction made it one of the most desirable properties in the area.

2025 Portfolio Performance Highlights

  • 3 fully renovated luxury apartments launched
  • 547 nights booked across the portfolio
  • 87% occupancy achieved
  • Rental value exceeding a quarter of a million euros
  • Consistent 5-star guest satisfaction
  • AI-powered pricing, forecasting and guest communication
  • New operational systems and enhanced guest experience workflows

These results reflect not only strong demand but the effectiveness of our design strategy, operational systems and guest service standards.


Achieving Results While Building the Foundation

One of the most significant aspects of our 2025 performance is the context in which these results were achieved.

Our properties only went live in April, May and July, meaning the portfolio operated for a limited portion of the year. During this period, our team simultaneously:

  • Completed full-scale renovations
  • Implemented AI-driven pricing and operational systems
  • Developed new internal workflows and processes
  • Strengthened the guest experience journey
  • Managed multiple construction and development projects

Delivering this level of performance while building the operational infrastructure demonstrates the long-term potential of the short-stay division.

2025 was the year we built the engine.

2026 is the year we accelerate.


New Properties Launching in 2026

Two additional luxury apartments are scheduled to join the short-stay portfolio in early 2026. Both properties are undergoing full renovation and design upgrades to meet Niven Homes standards.

Los Arqueros Golf – Two-Bedroom Luxury Apartment

Located within the Los Arqueros Golf & Country Club, this renovated apartment offers modern interiors, panoramic mountain views, a large terrace and proximity to the clubhouse. Scheduled to launch in January 2026.

Puerto Banús – Two-Bedroom Luxury Residence

Positioned close to Puerto Banús and the coastline, this apartment is currently undergoing a full renovation ahead of its Spring 2026 launch. Contemporary interiors, improved outdoor living and a prime location will position it as a strong upcoming performer.

These additions will increase portfolio capacity, strengthen our presence across key Marbella locations and support our projected 3–4× revenue growth for 2026.

With multiple new properties launching and expanded operational capability, our expectations for 2026 are exceptionally strong.
