Niven Homes is proud to announce that an offer has been accepted on our Altos de la Quinta project — marking a defining milestone in our long-term portfolio and investment strategy.
This project represents far more than a single transaction. It is the first visible execution point of a structured portfolio model that has been building quietly in the background — and the starting signal of a wider growth strategy now moving from planning to delivery.

The Asset Journey
The Altos de la Quinta property was originally acquired in Q4 2024 and underwent a full, design-led renovation. Following completion, the asset was strategically operated across both short-term and long-term rental models to optimise yield, stability, and long-term profitability.
This hybrid operational approach is central to how Niven Homes structures its assets — balancing cashflow, flexibility, and capital growth rather than relying on a single income stream.
At the core of our model sits a clear operating framework:
Acquire → Optimise → Operate → Sell → Reinvest
This structure allows capital to be recycled, compounded, and redeployed into new opportunities — creating sustainable portfolio growth rather than static asset accumulation.

From Pipeline to Execution
This project is not an isolated deal. It represents the first domino in a wider portfolio strategy that has been forming behind the scenes.
With the acceptance of this offer, Niven Homes is now transitioning from pipeline development to active execution.
Altos de la Quinta becomes the first visible step in a 2–3 year scaling plan to build a structured, design-led property portfolio across the region, supported by:
- Strategic acquisitions
- Design-driven value creation
- Operational optimisation
- Yield-focused asset management
- Disciplined capital recycling
Multiple projects are already in progress, with further acquisitions planned as part of this growth roadmap.

Investment Transparency & ROI Case Study
As part of our commitment to transparency and data-led investment strategy, Niven Homes will be releasing a full investment ROI case study on this project via our new website, launching soon.
The case study will include:
- Acquisition strategy and entry pricing
- Renovation scope and capex structure
- Design and value-creation methodology
- Rental performance and income modelling
- Yield optimisation strategy
- Exit positioning and capital recycling
This will provide a clear, real-world breakdown of how value is created, operated, and compounded within our portfolio model.

Partnership Recognition
This project would not exist without strong partnerships.
Special thanks to Jack (Tobin & Downes) — not only for sourcing the original acquisition, but also for securing the sale on the other side two years later.
This transaction reflects the value of long-term relationships, aligned vision, and strategic collaboration — and marks the continuation of a partnership with many more projects to come.

Looking Ahead
Altos de la Quinta is the first public marker of a broader strategy now moving into active delivery.
Niven Homes is building a portfolio platform focused on:
- Design-led value creation
- Operational excellence
- Capital efficiency
- Scalable growth
- Long-term asset strategy
For investors, partners, and collaborators interested in similar opportunities, we welcome conversations.
This is not a single project story.
It is the foundation of a scalable portfolio platform.
The first domino has fallen.
